These tips are free or so cheap they may as well be free. So even if you can’t afford to put a new roof on your home, you can still increase the value to your potential buyers by doing a few simple things.

1. Paint your walls white or off-white. Walls that are a neutral color enhance the value for potential buyers. Neutral colors go well with any type of furniture. Potential buyers want to be able to move their things in right away and be able to start living in their new home without having to paint the walls. Bright colored paint will limit the type of furniture a buyer can put in that room and may have a negative effect on their buying decision.

2 Neutral colored carpeting or hardwood floors. Again, the same principles apply here. Neutral floors will go will any type of furniture or décor. Allow your potential buyers to visualize their furniture in your home.

3. Set the table. As simple as this may sound, when you have the table set with a nice set of dishes, your buyers will visualize how their own place settings will look on the table. Don’t use your cheap plastic picnic settings, put out your nice china plates and gold silverware.

4. Bake bread. You want to create an atmosphere in your home. The scent of freshly baking bread will engage the senses of your buyers and create a welcoming, inviting and warm feeling. And since smell in the strongest sense associated with memory, your home will stand out in your perspective buyers mind.

5. Furnish your home well. Buyers want to be able to imagine their own furniture in the house. A bare room doesn’t allow them to do that. But by having your furniture arranged in a simple and clutter-free way it will allow buyers to visualize their own furniture in the home. They’ll be able to imagine where they want to put their things.

6. Allow buyers to freely wander around your home. When you’re looking at homes, there’s nothing worse than a pushy real estate agent. Whether you chose to sell your home by yourself or go through a real estate agent, whoever is showing the house should just stay in the background and allow buyers to go through the house at their own pace. Be there to answer any questions but don’t stand over their shoulder showing them every single nook and cranny.

The goal is to create an atmosphere in your home that makes buyers want to buy your home. When they fall in love with your place they’ll be more likely to pay a higher price for it. Following these tips will allow your potential buyers to become emotionally involved in your home and really want it.
